Strategy: price, buyer, timeline
The first step is to understand who the property is for. A family looks at rooms, schools and the yard; an investor at rental potential; a young couple at transport links and condition. The buyer profile shapes how the property is presented, where it is advertised and which questions to expect.
The price is set as a range, not a single figure. We analyse comparable properties for sale and recently sold, their condition and time on the market, and how much competition your property will face. An asking price set too high is the most common reason a property gets stuck and later sells for less than it could.
Preparation and presentation
Buyers decide within seconds – on the listing photo. Before the photo shoot we prepare a short plan: what to remove, fix or rearrange; which minor defects are worth fixing; and whether cosmetic work makes sense – which we can coordinate through preparation for sale. Then come photos with the right light, a floor plan and a factual description.

Listings and buyer communication
The property is listed on the main real estate portals. We handle and screen all enquiries – financing, timeline and genuine interest – before a viewing. At viewings we present the property, answer questions and collect feedback. If several viewings end with the same objection, it is a signal to adjust price, presentation or preparation.
Negotiation and transaction
We negotiate in the seller's interest, backing the price with market data and weighing not only the amount but also the terms: financing, deposit, deadlines, handover date. We coordinate documents, the preliminary agreement (where needed), the buyer's bank and the notary, and check the register data early so that no inconsistencies surface at the last stage.
Broker or buyout?
If there is time and the property has market potential, a broker – possibly with preparation – usually achieves more. If you need to sell by a specific date, or the property has a difficult condition or legal history, real estate buyout may be the better route.
