1. First meeting and inspection
We meet at the property, review its condition and documents and discuss your goal: when you want to sell, the minimum acceptable amount and whether you plan to buy another home.
2. Price range and strategy
We prepare a market overview of comparable properties, their prices and time on the market, recommend a range and agree the asking price – and what we will do if there are not enough enquiries in the first weeks.
3. Preparation
A preparation list of what is done before the photo shoot. Minor works, painting or lighting as needed through preparation for sale.
4. Photos, floor plan and listing
We photograph the prepared property, prepare a floor plan and description, agree them with you and publish on the main portals.
5. Enquiries and viewings
We take calls and messages, screen buyers by financing and timeline, organise viewings and report feedback after each one.
6. Negotiation and preliminary agreement
We assess not only the price but also the terms of each offer. Once agreed, a preliminary agreement with a deposit is usually signed.
7. Documents and notary
We coordinate the document package – Real Property Register extract, energy performance certificate where required, bank statements if the property is mortgaged – and book the notary.
