When a larger renovation makes sense

  • Location and layout are strong, but condition does not match prices in the area.
  • The property is being prepared for long-term rental and the cost is spread over several years.
  • An investment property planned for sale after refurbishment.

It does not make sense when the renovation cost is close to the price difference between an unrenovated and a renovated property. In that case we compare with buyout or selling as is.

Plan, estimate and coordination

We start with an inspection and scope assessment. The plan covers the sequence of works, materials, timing and an estimate. One responsible person coordinates tradespeople and deliveries – which reduces downtime between stages, the most common reason renovations overrun.
